So you have read my How To Buy A House Article and now you have decided that buying a mobile home would be the best type of purchase for your situation.

The one thing to remember when going about this purchase, is that you are still buying a home. So many of the rules that apply for buying a regular property apply for your mobile home as well!

Advantages Of Buying A Mobile or Manufactured Home:

• The cost is lower than a regular house.
• You can move the house if you decide you need a change of scenery.
• They are low-maintenance dwellings (Great for people who are sick of working on their house).
• Things like Electricity, Sewage, Water, Gas, and Property Taxes are much cheaper.

Some Disadvantages Are:

• Mobile Homes depreciate in value, whereas a traditional house general appreciates in value.
• The materials used in the construction are general not as high quality as the materials in a traditional house.
• Mobile homes go out of style!

Differences You Need To Be Aware Of...

The one major thing you need to remember is that you will most likely be parking your Mobile/Manufactured home in a mobile home park.

That means you are responsible for paying rent for your "pad", which is the property your mobile home rests on.

You should also keep in mind that when you live in a mobile park, you generally are a part of a community. You get to know all your neighbors, and people just tend to know each other. So this could be an advantage, or disadvantage depending on your personality.
