I recommend that you get a Lawyer, Notary Public, or a Realtor to craft your offer. This way nothing that you want to say will slip through the cracks and your huge investment (The biggest one of your life so far) will be protected.

Nothing could be worse than making this huge purchase, only to find out 6 months later that it leaks profusely in the winter.
