How These 5 Quick Home Selling Tips Will Guarantee Success While Selling Your Home!

But for those of you who simply don't have the time to read a massive article, I have compiled the most important house selling tips for you to remember when selling your home.



Home Selling Tip #1: Get Yourself A Realtor

The reason getting yourself a Chilliwack BC Real Estate agent is so important is that your Realtor protects you from many mistakes that you could make on your own if you didn't have them to guide you.

Your Chilliwack BC Real Estate agent is responsible to you in many ways. The Responsibilities I (As well as other Realtor's) have to you include:

  • To listen and obey every lawful request you ask of me.

Make sure that you understand every piece of paperwork that you sign, otherwise you could be obligated to make good on certain promises that you can't fulfill (Or don't even know you made!)

I recommend that you get a Realtor, Lawyer, or Notary to take a look at any contracts that are presented. This way you really can protect yourself against snags in the process.



Home Selling Tip #3: Carefully Review EVERY Offer You Receive

It is entirely in your best interest to read every offer you receive on your house thoroughly. Why?

Even though an offer may not look like the best on the surface (Mainly the Price) there could be other nuggets held within that may make an offer better (Or worse) for you.

For example, one offer may be lower than another, but would not require you to leave the buyer certain appliances in the house (Making the offer more valuable).

If you read each offer over carefully, you may find that some offers are more valuable than you first thought.



Tip #4: Research Your Mortgage!

First, you need to take into account as to whether or not you have a mortgage on your house.

If you do, keep in mind that if your buyer wants to pay with Cash (All upfront) then you will have to pay a penalty because you are buying your mortgage out early.

Also, you need to take into account whether your buyer has adequate financing to buy your house as this could affect your decision of which offer you choose to go with.

These are simply things to keep in mind when selling your house, although should not be the main focus of your sale.



Tip #5: Know About All Final Costs

It's important for you to remember that once you make the sale, there will be some final costs before the house is really "gone".

The main costs you should keep in mind are:

  • Commission you agreed upon with your brokerage/Realtor.
  • The Goods and Services Tax.
  • Legal fees to discharge your mortgage (Depending on if you have an existing mortgage).
  • Property taxes for the year if the current taxes have not yet been paid (And any late fee's).
  • Pre-payment charges if you buy out your mortgage early.

As long as you plan for these costs when planning for your sale, you should be able to avoid any unexpected snags.
